Overview

Landlod is a property management app built for landlords. It brings everything involved in letting a property — properties, tenants, rent, maintenance and paperwork — into one place on the phone. Sodio built the app.

For most landlords, the work is not complicated but it is relentless. Rent falls due on different dates for different tenants, repairs come in at inconvenient times, and leases, agreements and receipts pile up across email, messages and folders. Landlod keeps all of it together, so a landlord can see at a glance what is paid, what is overdue and what needs attention.

Tenants get a simpler way to deal with their landlord too — raising maintenance requests, keeping track of what they owe, and finding their agreement without having to ask for it again.

/// The Brief

The client wanted an app that made property management manageable for the landlords doing it themselves — people with a handful of properties, not a management company with a back office.

The brief was a single place for properties, tenants, rent and maintenance, simple enough to use from a phone in a spare moment, and dependable enough that a landlord could trust it with the dates and documents that matter when something goes wrong.

/// Our Approach

We designed around what a landlord actually needs to know on any given day: which rent has come in, which is late, and what needs fixing. Those answers sit on the home screen, and everything else is one step away.

Rent tracking was built around the reality of several tenants on different cycles. Each tenancy carries its own due dates, amounts and payment history, and overdue rent is flagged clearly rather than discovered at the end of the month.

Records were treated as the part that matters most when things go wrong. Leases, agreements, receipts and maintenance history are stored against the property and tenancy they belong to, so a landlord can find exactly what they need in a dispute or at the end of a tenancy.

The result is Landlod: a property management app that gives landlords one place to track their properties, tenants, rent and maintenance.

Landlords can see what has been paid and what has not at a glance, deal with repairs as they come in, and find any document when they need it. Tenants get a clearer, more direct way to raise issues and stay on top of what they owe.

It is software for the landlord who does it all themselves, and it works because it stays out of the way: the important things surface, and everything else stays organised in the background.
